Inland, but Still in the Storm Path

Some Indiantown residents wonder if impact windows are worth it this far from the beach. History answers that. The village sits in western Martin County, 22 miles southwest of Stuart and about 12 miles east of Lake Okeechobee, and the 1928 Okeechobee hurricane brought major destruction here that stopped development for years. Hurricanes do not lose all their strength a few miles inland, and the region's flat, open land gives wind a long run at houses.

A different kind of permit office

Indiantown incorporated as a village on December 31, 2017, and it runs its own Building Division. Its windows, doors and shutters packet asks for:

  • Two identical sets of all documents
  • Two copies of each product approval with installation instructions
  • Two copies of the signed contract
  • A site plan or as-built survey and a layout plan of the openings
  • An electrical sub-permit if shutters are motorized
  • A recorded Notice of Commencement for work valued at $2,500 or more

If any opening is enlarged or changed, the village requires a structural checklist and sealed plans from a Florida-licensed engineer or architect. We put the packet together so it is complete when it goes in.

Roll-down shutters and the electrical permit

Roll-down shutters store in a box above the window and close with a crank or a motor. Motorized units can be closed from inside with a switch or remote, which is a real help for owners who cannot manage panels. Because they need power, the village requires a separate electrical sub-permit. We include that in the plan so the install is not held up.

Impact windows for working households

Indiantown's population skews young and working, and many households do not have time to put up and take down panels each storm. Impact windows remove that chore. Single-hung and horizontal roller styles are the common choices here and fit typical block construction.

The canal and the lake

The St. Lucie Canal forms the village's southern border, linking Lake Okeechobee to the St. Lucie River. Homes near the canal and on open rural lots get more exposure than homes in tighter neighborhoods. We set design pressures for your lot and make sure each product is rated to meet them.

Older homes from the company-town era

In 1952 the Indiantown Company built water and sewer systems, housing and an airstrip for the community. Homes from that era and later often have original windows. We check bucks and framing as we go and repair before installing.

Choosing between glass and shutters

If your windows are in good shape, shutters protect them for less and let you keep what you have. If the windows are old or leaking, impact replacements solve both problems. Many owners in the village pair impact windows with a roll-down shutter over a large back porch, which covers both needs.

Indiantown Background

  • Incorporated December 31, 2017. Residents approved incorporation by referendum, making Indiantown a village with its own Building Division.
  • 1928 hurricane. The 1928 Okeechobee hurricane caused major destruction and halted development that had begun when the railroad arrived in 1924.
  • Village permit packet. The windows, doors and shutters packet requires two sets of documents, product approvals, the contract, a layout plan and an electrical sub-permit for motorized shutters.
  • Notice of Commencement. Work valued at $2,500 or more needs a recorded Notice of Commencement submitted before the first inspection.
  • Location and size. 14.44 square miles at 36 feet elevation, with the St. Lucie Canal on the south border; 6,560 residents and 1,965 housing units in 2020.
