Some of the Area's Oldest Openings

River Park is where impact windows replace some of the oldest originals in the Port St. Lucie area. When General Development Corporation bought land along the North Fork of the St. Lucie River in 1958, River Park was part of that purchase, and it is one of the older neighborhoods in the area. Many houses here still have early aluminum single-hung or awning windows, and some have jalousies on porches and Florida rooms.

What decades of use do to a window

Aluminum frames from that era tend to pit and corrode in humid, salty air. Weatherstripping dries out. Balances on single-hungs fail, so sashes drop or will not stay open. Glass is often single pane, which lets in heat and noise. Replacing those windows with impact units fixes all of that and adds storm protection.

Low ground, near the river

River Park's elevation is listed at zero feet, and about 7 percent of its area is water. Low-lying lots near the river can face more wind exposure and more standing water during heavy rain. We pay close attention to flashing and sealing at each opening, and to thresholds on doors, so water stays out.

Growing again

River Park's population rose about 25 percent between 2010 and 2020, from 5,222 to 6,514, and housing units went from 2,698 to 3,202. That means a mix of original homes and newer infill. Older homes usually need buck repair and squaring; newer ones go faster. We check every opening either way.

Hurricane shutters as a lower-cost start

If full window replacement is more than you want to take on now, hurricane shutters are a practical first step. Storm panels are the least expensive. Accordion shutters stay mounted and close quickly. Either one protects the windows you have until you are ready to replace them.

Permits

River Park is unincorporated St. Lucie County, so the county's building department handles permits, not the City of Port St. Lucie. A 2007 county wind map placed areas east of the North Fork in the higher of its two wind zones; codes have changed since, so we confirm the current required pressures for your address before ordering.

Glass choices for comfort

Original single-pane windows let heat pour in on a summer afternoon. Impact glass with a low-E coating reflects much of that heat, and the laminated layer blocks most UV light. Many owners notice the house stays cooler and quieter right away. We bring samples so you can compare clear, tinted and coated glass.

Bedroom windows and escape openings

Bedroom windows have to provide a code-compliant emergency escape opening. When we change the style of a window, for example from an old awning to a single-hung, we check that the clear opening still meets egress rules.

River Park Questions

Is River Park in the City of Port St. Lucie?

No. River Park is an unincorporated area of St. Lucie County, so permits go through the county. We confirm this at the estimate and file with the right office.

Can you replace jalousie windows on a Florida room?

Yes. We remove the jalousies, prepare the openings and install impact windows. If the room's walls are not built for the load, we discuss options before quoting.

How do I know my old windows are not impact rated?

Rated glass usually has a permanent etched label in one corner, and the frame may carry a sticker or stamp. Most original windows from River Park's early decades have neither. We check every opening at the estimate.
